Robby and Mat

Reserve: $2,990,000

Emma and Ben

Reserve: $2,990,000
Sold: Passed in.
After their bids weren’t surpassing reserve, Emma and Ben decided to increase the bid to $3,100,000 which no one decided to match. Their home will now be sold outside of auction day.

Sonny and Alicia

Reserve: $2,940,000
Sold: $3,060,000
Profit: $120,000

Han and Can

Reserve: $2,990,000
Sold: Passed In.
The couple decided to start with a Vendor Bid of $3,100,000, similarly to Sonny and Alicia. Unfortunately, this didn’t quite pay off. The home was passed in.

What is the auction order on The Block?

After a very mature debate, the auction order has been revealed. In selling order: Britt and Taz, Robby and Mat, Emma and Ben, Sonny and Alicia, and lastly, Han and Can.

The order in which the homes are auctioned off is typically very strategic given it can influence who will win the show. However, major players like Adrian Portelli and Danny Wallis have since debunked this strategy given their decision isn’t based on order…

Who are the real estate agents selling The Block 2025 homes? 

Many began organising for auction day in Week 1, securing real estate agents shortly after Marty Fox’s advice. 

“I urge you guys, don’t do what contestants did last year and leave it for weeks to speak to real estate agents,” the judge said. 

Emma and Ben’s real estate agent is Aaron Hill from Ray White Sunbury. House 2’s agents are Natalie Fagan and Ashlee McKee from Belle Property Daylesford. 

House 3’s agent is Mark Nun from Buxton Ballarat. Sonny and Alicia’s real estate agent is Tom Shaw from Biggin Scott Daylesford. Lastly, Robby and Mat’s agent is Kim McQueen from McQueen Real Estate.

What are the reserves on The Block 2025?

To everyone’s disappointment, the houses all had the same reserves: $2,990,000. Aside from Sonny and Alicia who had $50,000 off their reserve price thanks to their Front Yard Week win, which means their reserve price is $2,940,000.

The contestants were less than impressed with their reserves! Even their real estate agents suggested the guides – which were between $3 million and $3.3 million – was too high for the Daylesford market. There is a large different between the guides and how much homes are actually selling for in the small Victorian town.

PropTrack data revealed Daylesford’s median house price was $820,000 in July 2025. Which was down 7.1 per cent from the previous year.

“As far as I’m aware, there’s only ever been one home within the township of Daylesford that ever sold for $3 million or above,” Kim McQueen told realestate.com.au.

Is Adrian Portelli going to be at The Block 2025 auction? 

For many years, billionaire Adrian Portelli has taken over The Block auction day. In 2024, Adrian purchased all five homes on the renovation series. 

However, it was recently confirmed Adrian would be working with Channel Seven for a new series, My Reno Rules. Given this latest project, is was presumed Adrian would not be making an appearance at auction this year. 

A video of Adrian speaking with Ray White real estate agents Jamee Favorito and Aaron Hill has made fans question his involvement in the 2025 auction. The billionaire was chatting about his success in none other than Emma and Ben’s wine cellar!

Adrian did not, however, attend the 2025 Block auction.

It was previously rumored that he was banned. But host Scotty Cam shut down this speculation while speaking on the Fifi, Fev and Nick radio breakfast show. 

“It’s a public auction, anyone can turn up, we just kindly said, ‘What do you reckon… you had a good run on the auctions, why don’t we leave it to some families to try and buy the houses’,” he said.
